Across the Hudson from Manhattan, Ironstate transformed a defunct shipyard into a vibrant mixed-use community by integrating the area’s industrial traditions with signature architecture, public parks, pedestrian waterfront walkways, and a public marina. In addition to adding much-needed residences, public amenities, and 65,000 square feet of neighborhood retail services including a Kings Food Market, the project had several unique benefits to the community: a home for the Hoboken Historical Museum and a new ferry route connecting Hoboken to midtown and downtown Manhattan.
For most of the 20th century, Long Branch, NJ was one of the East Coast’s most elite destinations. In 1987, there was a fire that destroyed its signature pier, boardwalk, and amusement park and the town languished in disrepair until 1999 when Ironstate was tapped to lead an ambitious redevelopment effort to bring the town back to its former glory. Pier Village is inspired by the town’s original Victorian character, and includes 536 residences, a boutique hotel, restored public parks and beach access, in addition to over 120,000 square feet of retail space.
Redevelopment of this parcel required one of the largest private cleanups in history and a close partnership with the NJDEP. If you visited the site today, you would never know that the area was once the site of some of the state’s most environmentally damaging refineries and industrial plants. In their place: a world-class golf course built on environmentally sustainable principles and the home of the PGA’s prestigious Barclays tournament, the stunning Port Liberté residences, an on-site ferry terminal, private launches, and other luxury amenities.
The City of Hoboken and the Port Authority of NY/NJ chose Ironstate as the redeveloper for this highly coveted site in Hoboken, NJ. The 525 resulting apartments offer vast amenities plus 60,000 square feet of retail space. This success led to the next project – Hoboken’s first hotel. Ironstate developed the striking 26-story W Hotel and residences building that has become a signature of the Hoboken skyline. The hotel features 225 hotel rooms and 40 condominiums, which were sold at the highest rate in the city’s history.
Ironstate partnered with acclaimed hotelier André Balazs, to transform the Cooper Square Hotel into the Standard East Village. While Andre is sometimes known for developing hotels famous for their celebrities and parties, the Standard’s 145-room atmosphere is more profound, tranquil and introspective. And building on the belief that the best hotels are integrated with their communities, the hotel reimagines its lobby, restaurant, and ground floor as true public spaces that relate to the surrounding neighborhood.
Ironstate recognized that Harrison, NJ had significant assets, including a PATH station with easy access to New York City and Newark, a gleaming new soccer arena, and a vibrantly multicultural community. What it lacked was a world-class development partner that could take advantage of these attributes. Thus, we created a clever and ambitious development based on New Urbanist principles featuring over 2,200 residences, 80,000 square feet of retail, a new hotel, pedestrian-friendly thoroughfares, and a progressive yet historically respectful design, the project was an instant success.
Once thought of as a value alternative to Manhattan, Jersey City has successfully transitioned into one of the country’s hottest real estate destinations. Our site at the entrance of the Grove Street PATH Station offered an opportunity to create something decidedly modern and design-driven. Following the success of 50 Columbus, which saw all 400 units leased within the first year, we launched 50-story, 545-unit 70 Columbus. Additional phases include a 152-key Marriott Residence Inn and 539 rental unit 90 Columbus.
Capitalizing on strong fundamental demand for starter homes, Ironstate developed this property in New York’s East Village, which includes 8-stories and 82-units containing studio, 1, 2, and 3 bedroom floor plans – all of which are sold out. Built on a site that had for years stood empty, the development is a perfect reflection of the evolution of the East Village itself, from rough-edged neighborhood to one that is more open and accessible while still maintaining its vibrant, artistic character.
Our management strength, expertise in mixed-use communities, and innovative approach allowed the site to transform from a single-purpose experience to a signature waterfront living concept. Meeting the challenge head-on, we developed and integrated a plan for the site including three 69-story towers comprising 2,358 residences and a signature design that achieves tremendous living density in a very small footprint. The project provided a new east-west connection of Bay Street, and added public spaces and retail vibrancy to the neighborhood.
Adjacent to Jersey City’s Hudson-Bergen Light Rail just blocks from the Hudson River waterfront, our Liberty Harbor North community will contain over 1,400 contemporary apartments in downtown Jersey City. 225 Grand is a 15-story building comprising 348 residences. 235 Grand successfully delivered 549 apartments and a diverse offering of indoor and outdoor amenities in a 46-story building with dramatic views of Manhattan, New York Harbor and the Statue of Liberty. 18 Park, an 11-story, LEED Silver-designated building, brought an additional 422 apartments, street-level retail and a new state-of-the-art Boys & Girls Clubs of Hudson County to the neighborhood.
This innovative mixed-use community has successfully opened up a swath of the borough’s long-neglected North Shore waterfront, transforming a former decommissioned military base in Stapleton into a vibrant destination. The development currently features 571 apartments, lively social spaces and unique amenities – including New York City’s first residential urban farm — and 35,000 square feet of ground-floor retail and restaurant space. The residential and retail uses are intertwined with open spaces and a public walkway that connects to a new riverfront esplanade. Staten Island Urby will comprise 900 LEED-certified residential units.
SK Development, CB Developers and Ironstate Development completed this new mixed-use retail and rental apartment development at 200-210 East 39th Street between 2nd and 3rd Avenues. The project was designed by Rawlings Architects.

The project consists of fifty-seven condominium residences along with ground floor and cellar retail space. The project has achieved LEED Gold status.
SK Development, CB Developers and Ironstate Development (CBSK Ironstate) partnered on this mixed-use project at 71 Reade Street. The project consists of eighteen condominium residences along with two retail spaces and ten private parking units. Hill and West Architects and Selldorf Architects collaborated on the project’s landmark-approved design. The project has sold out and was completed in Summer 2016.
SK Development, Ironstate Development and The Chetrit Group completed construction on this 35,000 square foot, mixed-use retail and residential project in 2016. The project and its terra-cotta and weathered steel facade were designed by Selldorf Architects.

The project consists of 249 hotel rooms each measuring 130 square feet. Clinton Hall has opened along with RFTP, a rooftop bar. Richard Born and Ira Drukier’s BD Hotels is managing the hotel and is a partner on the project.
